Baytree secures new logistics development site in Barleben, Germany

Baytree Logistics Properties ("Baytree"), the logistics and industrial development platform, has secured a second strategic development site in the state of Saxony-Anhalt, Germany, on behalf of clients of AXA Investment Managers - Real Assets ("AXA IM - Real Assets"), the leading(1) real estate portfolio and asset manager in Europe. The site, which is located in the town of Barleben, is the latest addition to Baytree’s German development portfolio and follows secured sites in Hannover, Leipzig and Magdeburg, as favourable supply/demand dynamics continue to support investment in the German logistics sector(2).

Located in Barleben’s Ostfalen Technology Park, bordering the A2 motorway and in close proximity to the A14, the site has a total area of 152,000 sqm and can accommodate up to 75,000 sqm of logistics and manufacturing space across multiple buildings. The buildings will be available on either a leasehold or owner-occupation basis, depending on the end user’s requirements and preferences. The site benefits from existing offsite infrastructure and is zoned for industrial use.   

In the past year, Baytree has commenced four build-to-suit developments, totalling c. 150,000 sqm in France and Germany, while numerous sites have been secured in locations which are strategically important for logistics operations in France, Germany and the UK, where clear occupier demand has been identified. Baytree remains one of a number of important providers of development opportunities for AXA IM - Real Assets’ pan-European logistics strategy, which focuses on the strongest logistics markets in Western Europe.
